Villa Designs

The C villas are integrated in a 6.000sqm area covered by olive trees, inside of Metaxata village (Potamianata) , in a quite area with unobstructed view of Ainos mountain and of the Venetian Castle, 8 km from Argostoli, the capital of Kefalonia and 3 km from Airport, 3 km distance from the beach. The Villas are grouped two by two each 100sqm, fully detached. Here down are the descriptions of design possibilities.
We offer different choices: A 100sqm C1 Villa with 1000sqm plot of land, or the 200sqm C2 Villa with 2000sqm plot of land  and finally the enlarged 230sqm C2 with winter garden on 2000sqm plot of land.
If there is an interest to manage the construction we offer the 2000sqm plot of land with all required construction permits.

C1 villa description
Plot of land:   1000sqm
Total area of the house: 100sqm
Garage and Cellar: 50sqm if wanted
Patio- barbecue: 20sqm
Ground floor: Living room with fire place- dinning- kitchen, direct access to barbecue area
Heightened ground floor: 3 bed rooms, bathroom-WC, Shower - WC, garden direct access

Structural elements: Full reinforced concrete construction (box system: all exterior walls are designed to resist seismic forces and to protect potential economic degradation of the building), solar walls for passive solar heating.
Roof: wooden trusses, covered with local- colours type of tiles.
Other features: double insulation (inside- out side of exterior walls)
Balcony doors and windows: outside plastic shutters, inside plastic frame with double glass, plus mosquitoes screams
 
Air condition:  system in all spaces with central outside unit.
A plumbing system for potential central heating is already installed.
Flooring: Decorative tile floors and bath walls.
Fully furnished- kitchen and bed rooms wardrobes

Ceilings: Inclined ceilings
Complete plumbing and electrical installations connected to the public services, reserve water tank, Telephone in all rooms - satellite television- internet installations, door- interphone
Out side space: 1000sqm garden with 200 years old olive trees, wooden pergola covered patio- barbecue area surrounded with natural stones.

Villa C2 :
The twin totally detached villas C1 of 100sqm each, can  also be designed as a one C2 villa, with 200 to 235sqm, with 3 to 6 bed rooms, two or one very large living room, to one or two kitchens -the atrium could be designed as a winter garden-. The design is very flexible could easily be a also constructed step by step depending of the adopted concept and financing possibilities
